3 Birchwood House is a new, fully renovated 6-bedroom home, that offers a peaceful and luxurious retreat only 1.5 miles from St Andrews town centre (3-minute drive or 25-minute walk). Surrounded by tranquil farmland, the elevated position of the property ensures the most stunning sea views and sweeping vistas of the St Andrews landscape. The property's easy access to the town makes it an ideal choice for those seeking both convenience and privacy.

The home is thoughtfully laid out across two levels, providing ample space and comfort. On the ground floor, there are 2 generous en-suite bedrooms, which can be configured with either twin or superking beds.

Moving upstairs, 4 additional large en-suite bedrooms also offer a flexible configuration, choose from superking or twin beds.

The bright and spacious living /dining room is located on the upper floor, cleverly appointed with a huge balcony providing the perfect spot to sunbathe, relax and soak in the unrivalled sea views and surrounding landscape. Or, on colder days, cosy up in front of the fire.

To the rear of the property, the kitchen is fully equipped with modern appliances and there a separate utility room fitted with a washing machine and tumble dryer.

There are plenty of private parking spaces available on the property, for multiple cars. The layout and design of Birchwood 3 emphasise both practicality and luxury, making it an excellent choice for golf groups or friends/ families seeking a spacious, comfortable, and well-equipped home. With Cow Shed, Kinkell Byre and Falside Mill nearby, Birchwood 3 is also perfectly located for wedding parties.

For larger groups, Birchwood 3 can be rented alongside Birchwood 1 (sleeps 2) and Birchwood 2 (sleeps 4) to host groups of 14, 16 or 20 people in total.

Keys can be accessed via the lockbox at the property. The code will be provided within the week of your arrival.
Alongside the amenities specific to this home included under the ‘facilities’ tab, the following will also be provided for your stay:
  • High quality 300 thread count Egyptian Cotton bed linen
  • A fluffy white hand towel and bath towel per person, including a hand towel and bathmat for each bathroom
  • Bar of soap in each bathroom
  • Mini shower gel per person
  • One toilet roll per bathroom
  • A starter pack of kitchen essentials, including dishwashing soap, a few dishwasher tablets, dishcloth, tea towel, washing up sponge and a spare bin bag.
  • An iron and ironing board
  • Hairdryer
In addition, extras are available to add at the time of booking. These can be added up to a week prior to your arrival. These include:
  • Travel cot (linen not provided) £20.00
  • Highchair £20.00
Please do note, linen is not provided with the travel cots for safety reasons. If you pre-order these we will ensure they are set up in your house ready for your arrival. All items are hired at guest’s own risk

Bed configurations
Please let us know your preferred bed configurations (e.g. twin or Superking) no later than a week prior to your arrival date, if we do not receive this information by this date we shall set beds up as twins as standard. The configurations available for your home are outlined under the facilities and description tabs.

Check in/ check out
Check in on the day of arrival is 4pm and check out is 10am.

Should you require a later check out or early check in, this will be entirely dependent on when previous guests depart, or the next guests arrive.
Please call us a day or so prior to arrival should you wish to check in early. Should a later check out be required and we are able accommodate this, a charge of £40.00 will apply up to 12pm. If you would like to check out later than 12pm, an extra night will be charged.
