As you step inside the hallway, you'll find a spacious shower room and WC fitted with a washer/dryer. Moving through the property, you'll be greeted by a spacious, open-plan kitchen, living, and dining area, flooded with natural light from the large windows. The living space seamlessly extends to an outdoor garden and patio area through floor to ceiling bi-folding doors, perfect for relaxing or entertaining while enjoying the stunning sea views and vistas of the coast.

Both generously sized bedrooms are ensuite (shower room and W.C) and offer ample wardrobe space. The beds can be configured as either twins or king, providing flexible accommodation options for your stay. The on-site parking makes travelling with a car easy.

Keys are collected from a lockbox located at the property. We will be in contact with you within the week of your arrival, to provide you with everything required for your check in.
Alongside the amenities specific to this home included under the ‘facilities’ tab, the following will also be provided for your stay:
  • High quality 300 thread count Egypian Cotton bed linen
  • A fluffy white hand towel and bath towel per person, including a hand towel and bathmat for each bathroom
  • Bar of soap in each bathroom
  • Mini shower gel per person
  • One toilet roll per bathroom
  • A starter pack of kitchen essentials, including dishwashing soap, a few dishwasher tablets, dishcloth, tea towel, washing up sponge and a spare bin bag.
  • An iron and ironing board
  • Hairdryer
In addition, extras are available to add at the time of booking. These can be added up to a week prior to your arrival. These include:
  • Travel cot (linen not provided) £20.00
  • Highchair £20.00
  • Pet fee £30.00 per dog (applicable to dog friendly homes only)
  • Meet at the property service (available only within office hours) £25.00
Please do note, linen is not provided with the travel cots for safety reasons. If you pre-order these we will ensure they are set up in your house ready for your arrival. All items are hired at guest’s own risk

Bed configurations
Please let us know your preferred bed configurations (e.g. twin or Superking) no later than a week prior to your arrival date, if we do not receive this information by this date we shall set beds up as twins as standard. The configurations available for your home are outlined under the facilities and description tabs.

Check in/ check out
Check in on the day of arrival is 4pm and check out is 10am.

Should you require a later check out or early check in, this will be entirely dependent on when previous guests depart, or the next guests arrive.
Please call us a day or so prior to arrival should you wish to check in early. Should a later check out be required and we are able accommodate this, a charge of £40.00 will apply up to 12pm. If you would like to check out later than 12pm, an extra night will be charged.

This was our second stay at Birchwood Flat 2 and it was excellent. Very comfortable and clean. It is well appointed and it is lovely to sit at the large windows and watch the changing panoramic view. From the moment you enter you feel at home and the entrance invited you to drop your bags and coats and kick off your shoes! The gardens and orchard are an added bonus. 

Definitely one of our favourite places.

Flat No 2 Birchwood is a fabulous property. Layout is lovely and finished to a high standard. The large windows offer great views of St Andrews and magnificent sunsets. Very clean and has everything you need. It is very accessible which was important for one of our group who has mobility issues. 

The location is great -you feel in the middle of nowhere but you are minutes into town by car. 

Staff from Kingask were very helpful and responded immediately to our query, which was greatly appreciated. 

We will definitely return and highly recommend this property.
