Kinness Cottage is a stunning, renovated modern home, that still maintains a cosy, traditional feel, just a few minutes’ walk to South Street, one of the main streets in St Andrews.

You enter the property through a beautiful mature, walled front garden with a manicured lawn, equipped with a fire pit/BBQ, outdoor dining area and Croquet.

Found on the ground floor, within the original boundaries of the cottage, are two bedrooms; one double with an en-suite shower room, and another twin bedroom. There is also a master shower room.

Just along the hall, in an impressive bright and spacious extension consisting of an open plan living, diner and kitchen. The original exterior wall has been impeccably maintained. Despite the stone walls, floors and high ceiling, this room is very toasty in the colder months, equipped with underfloor heating throughout and a log burning stove nestled in the corner. The floor to ceiling doors spanning almost the entire length of the lounge open entirely on to the patio dining area.

The first-floor compromises of another two bedrooms; one twin and one double and another bathroom, equipped with a shower over the bath.

Kinness Cottage also benefits from a private parking space in front of the garage – something highly saught after in St Andrews! There are also free parking spaces opposite the garage if required, also.

The keys can be collected from the property itself, as there is is a lockbox where the keys are stored.

We will be in touch a week or so prior to your arrival with directions to the property and a code to gain access to the lockbox. Check in is at 4PM and check out is at 10AM.
Alongside the amenities specific to this home included under the ‘facilities’ tab, the following will also be provided for your stay:
  • High quality 300 thread count Egyptian Cotton bed linen
  • A fluffy white hand towel and bath towel per person, including a hand towel and bathmat for each bathroom
  • Bar of soap in each bathroom
  • Mini shower gel per person
  • One toilet roll per bathroom
  • A starter pack of kitchen essentials, including dishwashing soap, a few dishwasher tablets, dishcloth, tea towel, washing up sponge and a spare bin bag.
  • An iron and ironing board
  • Hairdryer
In addition, extras are available to add at the time of booking. These can be added up to a week prior to your arrival. These include:
  • Travel cot (linen not provided) £20.00
  • Highchair £20.00
  • Pet fee £30.00 per dog (applicable to dog friendly homes only)
  • Meet at the property service (available only within office hours) £25.00
Please do note, linen is not provided with the travel cots for safety reasons. If you pre-order these we will ensure they are set up in your house ready for your arrival. All items are hired at guest’s own risk

Bed configurations
Please let us know your preferred bed configurations (e.g. twin or Superking) no later than a week prior to your arrival date, if we do not receive this information by this date we shall set beds up as twins as standard. The configurations available for your home are outlined under the facilities and description tabs.

Check in/ check out
Check in on the day of arrival is 4pm and check out is 10am.

Should you require a later check out or early check in, this will be entirely dependent on when previous guests depart, or the next guests arrive.
Please call us a day or so prior to arrival should you wish to check in early. Should a later check out be required and we are able accommodate this, a charge of £40.00 will apply up to 12pm. If you would like to check out later than 12pm, an extra night will be charged.

We had a lovely stat in Kinness Cottage. The cottage was very comfortable & warm. The wood burning stove was fab & made the place extra cosy. Kitchen was well equipped with high end quality crockery & utensils. We travelled from Glasgow to spend New Year there with family- was the perfect setting. Hosts very responsive also. Would definitely recommend & will hopefully return.

We got married in St Andrews (having been students here) and the house was the perfect base for the bridal party. It was just what we were looking for – the modern extension is light and bright and was great for doing hair and make up on the morning of the wedding. All the rooms were really nice and the house felt fresh and sparkly clean. We’ll treasure great memories in this property. My 16 month old nephew also stayed and a cot and high chair was provided which was super helpful. Thanks for a wonderful stay.

Great house in a perfect position for exploring St. Andrews. We enjoyed the walk down to the beach and into town. The house is spacious and tastefully furnished. Very comfortable with 3 bathrooms, perfect for larger families 👌

Superb property in premium location for all that St. Andrews offers. Property management responsive and attentive, Fairmont Hotel access appreciated. Property recently redone with accents of Scotland very pleasing. Clean and well heated for even picky guests. Highly recommended for up to 8 people and should be your first choice for that size group!!!

We stayed for a family vacation and golfing. All the amenities were within walking distance. House was clean a lovely space to be together as a large group. The huge sliding doors into the garden was perfect for our grandson to play outside . Each adult couple had their own bathroom. Would definitely recommend.
