Bed configurations
Please let us know your preferred bed configurations (e.g. twin or Superking) no later than a week prior to your arrival date, if we do not receive this information by this date we shall set beds up as twins as standard. The configurations available for your home are outlined under the facilities and description tabs.
Check in/ check out
Check in on the day of arrival is 4pm and check out is 10am.
Should you require a later check out or early check in, this will be entirely dependent on when previous guests depart, or the next guests arrive.
Please call us a day or so prior to arrival should you wish to check in early. Should a later check out be required and we are able accommodate this, a charge of £40.00 will apply up to 12pm. If you would like to check out later than 12pm, an extra night will be charged.

We had a lovely stat in Kinness Cottage. The cottage was very comfortable & warm. The wood burning stove was fab & made the place extra cosy. Kitchen was well equipped with high end quality crockery & utensils. We travelled from Glasgow to spend New Year there with family- was the perfect setting. Hosts very responsive also. Would definitely recommend & will hopefully return.

Perfect property close to everything you might need in St Andrews, really highly recommend

We got married in St Andrews (having been students here) and the house was the perfect base for the bridal party. It was just what we were looking for – the modern extension is light and bright and was great for doing hair and make up on the morning of the wedding. All the rooms were really nice and the house felt fresh and sparkly clean. We’ll treasure great memories in this property. My 16 month old nephew also stayed and a cot and high chair was provided which was super helpful. Thanks for a wonderful stay.

Beautiful property, perfect for when playing golf at St Andrews

We loved everything about our stay at the cottage. Comfortably appointed, great space for family time and a wonderful walkable location made for a terrific visit.

Excellent rental and location

Great house in a perfect position for exploring St. Andrews. We enjoyed the walk down to the beach and into town. The house is spacious and tastefully furnished. Very comfortable with 3 bathrooms, perfect for larger families 👌

Superb property in premium location for all that St. Andrews offers. Property management responsive and attentive, Fairmont Hotel access appreciated. Property recently redone with accents of Scotland very pleasing. Clean and well heated for even picky guests. Highly recommended for up to 8 people and should be your first choice for that size group!!!

We stayed for a family vacation and golfing. All the amenities were within walking distance. House was clean a lovely space to be together as a large group. The huge sliding doors into the garden was perfect for our grandson to play outside . Each adult couple had their own bathroom. Would definitely recommend.
