Playfair Terrace is renowned for being one of the most sought after locations in St Andrews, being only a 2 minutes’ stroll from The Old Course, West Sands beach and the most popular bars and restaurants in town.

4A is a stunning garden flat, recently renovated throughout in 2021; it is stylishly presented, with no detail overlooked. Offering flexible living spaces both indoor and out, this hidden gem is perfect for golfers, groups of friends or families alike.

The south-facing front, terraced garden gives you access to the property, with an outside seating area to allow you to enjoy the sun all day long with a glass of wine, watching the people of St Andrews pass by. As you follow the steps down there is a further small seating area with table and chairs making the perfect sun trap for an al fresco breakfast or mid-morning coffee.

Moving inside, the open plan living, kitchen and dining area is both spacious and bright, contemporary in style but with lovely traditional details in the fireplace and sash & case windows, allowing light to flood in. The modern kitchen comes equipped with everything required for your self-catered stay, including integrated appliances and a wine fridge. Comfortably seating up to 6 guests, the living area has a Dimplex fire feature, ideal for cosying up on chillier evenings.

There are 2 bedrooms situated on this level. The primary bedroom has a huge, handmade comfortable bed which can be made in to either a superking or two single beds (zip and link), with a modern, en-suite shower room. There is ample storage space with two large walk-in closets and a cosy reading area by the fireplace. The second, separate bedroom on this floor is charm personified, with a bespoke Hypnos single bed in a cosy nook, which can be turned in to a king if required (please note, this bed cannot be made into twins and would be suited to a single occupant or couple), clever storage has been integrated to make this room feel spacious. There is a further master shower-room located on the basement level, with a large walk-in shower.

The 3rd bedroom, found on the first floor, is the largest of the three bedrooms, incredibly regal with a mix of original period features and contemporary decor, it is superlatively decorated.
This bedroom also offers flexible sleeping arrangements, with handmade zip and link beds which can be set as twins or a superking.

To the rear, the double, glass kitchen doors give you an indoor/outdoor feel and lead you to an immense private, walled garden. There are 3 eating areas in the garden. The main eating area is found outside the kitchen on the patio, with a large teak dining table seating up to 6 guests nestled beneath a large gazebo. There are two substantial patio heaters, making this the perfect spot for outside entertainment, no matter the time of year. There is a top of the range gas BBQ for guests to utilise, which sits beside the largest seating area. At the far end of the garden is a door to Gillespie Wynd, giving you easy access to The Scores, the Old Course and the Royal and Ancient clubhouse within a couple of minutes. Simply wander up the Wynd on the way back from a busy day on the courses or the beach, and you’re home.

There is ample storage space throughout the property and outdoors, making it ideal for golfers requiring additional, secure storage space for clubs or families with a lot of beach luggage!

At the proprietor’s discretion and at a cost of £30 per pet, well behaved pets are welcome (refer to the property listing), but should not be allowed in bedrooms, on furniture or left unattended at any time in the property. At a maximum of 3 pets per property. There will be an additional charge per week, per pet. Upon departure, if there is any dog mess left behind in the garden this will incur a £75 charge.
The keys can be collected from the property itself, as there is is a lockbox where the keys are stored.

We will be in touch within the week prior to your arrival with directions to the property and a code to gain access to the lockbox. Check in is at 4PM and check out is at 10AM.
Alongside the amenities specific to this home included under the ‘facilities’ tab, the following will also be provided for your stay:
  • High quality 300 thread count Egypian Cotton bed linen
  • A fluffy white hand towel and bath towel per person, including a hand towel and bathmat for each bathroom
  • Bar of soap in each bathroom
  • Mini shower gel per person
  • One toilet roll per bathroom
  • A starter pack of kitchen essentials, including dishwashing soap, a few dishwasher tablets, dishcloth, tea towel, washing up sponge and a spare bin bag.
  • An iron and ironing board
  • Hairdryer
In addition, extras are available to add at the time of booking. These can be added up to a week prior to your arrival. These include:
  • Travel cot (linen not provided) £20.00
  • Highchair £20.00
  • Pet fee £30.00 per dog (applicable to dog friendly homes only)
  • Meet at the property service (available only within office hours) £25.00
Please do note, linen is not provided with the travel cots for safety reasons. If you pre-order these we will ensure they are set up in your house ready for your arrival. All items are hired at guest’s own risk

Bed configurations
Please let us know your preferred bed configurations (e.g. twin or Superking) no later than a week prior to your arrival date, if we do not receive this information by this date we shall set beds up as twins as standard. The configurations available for your home are outlined under the facilities and description tabs.

Check in/ check out
Check in on the day of arrival is 4pm and check out is 10am.

Should you require a later check out or early check in, this will be entirely dependent on when previous guests depart, or the next guests arrive.
Please call us a day or so prior to arrival should you wish to check in early. Should a later check out be required and we are able accommodate this, a charge of £40.00 will apply up to 12pm. If you would like to check out later than 12pm, an extra night will be charged.

I couldn’t say nice enough things about this place and the hostesses. They were very responsive and helpful. We came here for thanksgiving to visit our daughter in school at St Andrews and had the best time. We had everything we could ever want and more. I highly recommend this place and hope it’s available next time we come to visit our daughter.

We’ve just returned from a 3 night stay (with my wife, 3 teenage daughters and small dog). The house is beautiful, immaculate and very well equipped. Small touches like the fairy lights in the bedroom fireplace and electric candles everywhere gave it a lovely ambiance. The beds were amazing, like sleeping in hotel beds, we all slept very well. The location was spot on, perfect for the beach or having a wander round the town. We had some great meals out, a couple we would recommend are Little Italy and Rogue (20% off the bill at the latter for staying in this house). We would definitely recommend this property to anyone looking for a good quality holiday home. The team at Kingask have been great, really helpful and very responsive. Thank you!
