4 Middleshade Road is an exceptional home nestled on an exclusive residential street, perfectly situated for a family getaway or a group of golfers. Ladebraes walk is a mere few meters away, offering a traffic free, riverside pathway right into the centre of St Andrews.

Built in the 1930s, this characterful detached property was upgraded at the end of 2020, yet it retains many of its original features which complements its charming facade impeccably. The home sleeps up to 8 people flexibly in 3 twin or superking and a double bedroom, all benefitting from brand new, plush mattresses to ensure a relaxing night's sleep following a fun-filled day!

The entrance vestibule leads you to the ground floor. To the front of the property is the main living area with a wonderful view of the street and neighbouring fields. There's a remote controlled gas fire too - perfect for those chilly winter evenings. Further along the hall is the dining room, which benefits from a woodburning stove. There is a large kitchen to the rear with a back door that leads to its fully enclosed garden, which is walled around its perimeter. The kitchen is fully equipped with all essential appliances, including a washing machine, tumble dryer, dishwasher and a large range-style oven. There's also a breakfast bar and stools.

The secluded, west-facing walled back garden gets the sun all day in to the evening and is the perfect spot for children and pets to enjoy the fresh air.

There is also a 'snug', another lounge area equipped with a sofa and lounge chair, wonderful for enjoying a book whilst supervising the children outside.

4 Middleshade Road compromises of 3 bathrooms, one of which is a shower room located on the ground floor with a hand basin and W.C. Upstairs, there is an en-suite shower room equipped with a modern suite and large shower cubicle which has been recently installed. There is also a main bathroom which consists of a shower over bath, hand basin and W.C.

There is ample storage throughout the property, with built in wardrobes in each bedroom, as well as cupboards in the hall. There is plenty of space on the drive for parking up to 2 cars, with additional free on street parking right outside where you never fail to find a spot.

  • A fluffy white hand towel and bath towel per person, including a hand towel and bathmat for each bathroom
  • Bar of soap in each bathroom
  • Mini shower gel per person
  • One toilet roll per bathroom
  • A starter pack of kitchen essentials, including dishwashing soap, a few dishwasher tablets, dishcloth, tea towel, washing up sponge and a spare bin bag.
  • An iron and ironing board
  • Hairdryer
In addition, extras are available to add at the time of booking. These can be added up to a week prior to your arrival. These include:
  • Travel cot (linen not provided) £20.00
  • Highchair £20.00
  • Pet fee £30.00 per dog (applicable to dog friendly homes only)
  • Meet at the property service (available only within office hours) £25.00
Please do note, linen is not provided with the travel cots for safety reasons. If you pre-order these we will ensure they are set up in your house ready for your arrival. All items are hired at guest’s own risk

Bed configurations
Please let us know your preferred bed configurations (e.g. twin or Superking) no later than a week prior to your arrival date, if we do not receive this information by this date we shall set beds up as twins as standard. The configurations available for your home are outlined under the facilities and description tabs.

Check in/ check out
Check in on the day of arrival is 4pm and check out is 10am.

Should you require a later check out or early check in, this will be entirely dependent on when previous guests depart, or the next guests arrive.
Please call us a day or so prior to arrival should you wish to check in early. Should a later check out be required and we are able accommodate this, a charge of £40.00 will apply up to 12pm. If you would like to check out later than 12pm, an extra night will be charged.

Loved the house. Well equipped. Agents looking after house – Kingask – were fab and so helpful. Great location for walks into St Andrews – 15min easy walk. Rooms all good size and beds all comfy. No hesitation in recommending

Had a great few days’ holiday in this fantastic house! Very spacious and comfortable, and just what we were looking for for a relaxing getaway. It’s set in a quiet area of St Andrews about a 15min walk from the centre of town, and has everything you could need. We would highly recommend it, and will hopefully be back ourselves for another visit.
