Step into Birchwood House, an exceptional countryside retreat, sleeping 18, just minutes from the heart of St Andrews.

As you enter, you’re welcomed into a bright vestibule, thoughtfully equipped with coat and shoe racks, dog beds and a WC.

From here, you move into the heart of the home – a spacious dining room featuring a table to seat 18, ideal for shared meals and celebrations, passing through an adjoining doorway, there is a fully equipped kitchen, ideal for catering to large groups.

Bi-fold patio doors open fully from the dining room onto a charming outdoor patio, creating indoor/outdoor living, complete with a pergola, BBQ, and table with lounge chairs, perfect for al fresco dining while enjoying the stunning sea and countryside views. A convenient kitchenette in the dining room is perfect for making light meals or refreshments. Off this space there are two en-suite king or twin bedrooms.

Beyond the catering kitchen, a cosy snug with a pull-out double sofa bed offers a quiet space to relax, watch a film, or enjoy some downtime, there is a small seated patio with breathtaking sea-views. A bathroom is conveniently located nearby.

Passing through another adjoining doorway you will find the hallway, where two further en-suite king or twin bedrooms are located.

Ascending to the first floor, you’ll find a large, light-filled living room with access to a huge balcony, perfect for enjoying morning coffee or evening drinks while taking in the elevated sea-views. Another fully equipped kitchen is located on this level, along with four additional en-suite bedrooms, each thoughtfully designed to provide flexible sleeping arrangements with king or twin beds tailored to your group’s preferences.

Outside, ample seating areas and the children’s play area with a swing and climbing wall ensure entertainment for all ages, while the picturesque surroundings of St Andrews create a serene and welcoming backdrop. The spacious garden has three sections to explore, making it a fantastic area for entertaining and gatherings. Feel free to help yourself to apples from the orchard when they are in season!

With 8 en-suite bedrooms, 9 bathrooms, three kitchens, spacious communal areas, parking for up to 9 cars and both indoor and outdoor living spaces, Birchwood House blends flexibility, comfort, and contemporary style. There is a lockbox where the keys are stored at the property, so you can check yourself in on the day of arrival from 4pm. We will be in touch the weekend before your arrival date to confirm check in details.
Alongside the amenities specific to this home included under the ‘facilities’ tab, the following will also be provided for your stay:
  • High quality 300 thread count Egyptian Cotton bed linen
  • A fluffy white hand towel and bath towel per person, including a hand towel and bathmat for each bathroom
  • Bar of soap in each bathroom
  • Mini shower gel per person
  • Two toilet rolls per bathroom
  • A starter pack of kitchen essentials, including dishwashing soap, a few dishwasher tablets, dishcloth, tea towel, washing up sponge and a spare bin bag.
  • An iron and ironing board
  • Hairdryer
In addition, extras are available to add at the time of booking. These can be added up to a week prior to your arrival. These include:
  • Travel cot (linen not provided) £20.00
  • Highchair £20.00
  • Pet fee £30.00 per dog (applicable to dog friendly homes only)
  • Meet at the property service (available only within office hours) £25.00
Please do note, linen is not provided with the travel cots for safety reasons. If you pre-order these we will ensure they are set up in your house ready for your arrival. All items are hired at guest’s own risk

Bed configurations
Please let us know your preferred bed configurations (e.g. twin or Superking) no later than a week prior to your arrival date, if we do not receive this information by this date we shall set beds up as twins as standard. The configurations available for your home are outlined under the facilities and description tabs.

Check in/ check out
Check in on the day of arrival is 4pm and check out is 10am.

Should you require a later check out or early check in, this will be entirely dependent on when previous guests depart, or the next guests arrive.
Please call us a day or so prior to arrival should you wish to check in early. Should a later check out be required and we are able accommodate this, a charge of £40.00 will apply up to 12pm. If you would like to check out later than 12pm, an extra night will be charged.

Stayed in this accommodation for a 12 man golf trip in Fife. Absolutely immaculate- has everything you would need, the owners and guide you are given was very clear and you are contacted prior to confirm bed configuration set up. 

Great common areas for large groups both up and downstairs. 

Ideal for a stroll down into St Andrews town, although one word of warning….pretty uphill on way back after a few beers.

We stayed here with 8 adult couples for 3 nights and the property was almost purpose built for us. There are 8 proper double bedrooms, all en suite and also a small lounge with a bed settee (which we didn’t use) which also has its own en suite. There is a dining table that sat all 16 of us and there is a lounge with a balcony and a great view over St Andrews that also accommodated us. There are 2 kitchens, 3 ovens, 4 fridges, 3 freezers so plenty of cooking space if you eat in which we did on a couple of the evenings. Nespresso coffee machine and a gas barbecue (quite small) which was also great. The gardens are lovely and we had one dog with us so that was convenient. It is a bit of a walk in to St Andrews but very doable (downhill on the way in!). There was also parking for the 6 cars that we had with us! Overall I would thoroughly recommend this place for a family break or a big group of couples (the bedrooms are pretty much all the same so no bedroom envy!)

We had a fabulous stay at Birchwood House. It was perfect for our needs and in a fantastic location. 

My Mum is 84 and has mobility issues so the downstairs lounge and accessible toilet was extremely helpful.

Thanks again for the excellent stay and service received. We have stayed at Kingask properties before and will continue to use your company.
